The DeLuca Difference: Our Path to Ownership

The process of buying & building a home can seem a little daunting if you’ve never done it before – or even if you have. Here at DeLuca Homes, we like to make the path to owning one of our homes as simple as possible. Check out these 14 easy steps to owning your DeLuca dream home.

  1. LOCATION, LOCATION, LOCATION

Visit any of our community sales centers and talk with our sales rep about your lifestyle needs. Once you’ve decided which community and site best suits your needs, you can put down a small, totally refundable deposit to reserve your site.

  1. DECISION TIME

Time to choose a model and select architectural/structural options. Your Sales Representative sits down with you to go over the various options available, along with costs.

  1. SIGN ME UP

After you’ve chosen your home site, model, and structural options, you will be asked to sign an Agreement of Sale and make a financial deposit. Then, you are on the way to your DeLuca dream home.

  1. THE PAPERWORK

Your Sales Representative helps you review financial information so that you have everything necessary to apply for a mortgage. Within five days of signing the Agreement of Sale, you’ll apply for a mortgage and supply your Sales Representative with a copy of the application. We need to receive a copy of your mortgage commitment within 30 days of the Agreement of Sale.

  1. YOUR HOME – YOUR STYLE

Within 30 days of signing your Agreement of Sale, you visit our Décor Center and pick out your favorite finishes, features and options with our design consultants. Personalize your home and make all your final selections this day.

  1. GETTING IN THE GROUND

We take care of this one. We get all approvals and building permits for your new home so construction can begin.

  1. MEET THE BUILDER

You meet the Construction Manager responsible for your home. After reviewing your selections, we kick off construction. Ask all the questions you want about our construction process!

  1. CONSTRUCTION’S MOVING ALONG

We meet with you, at your new home, for a pre-drywall meeting. You’ll get to see the structural quality, confirm optional electrical locations, and see mechanical systems one more time, before they are hidden from view by drywall.

  1. IT’S A DATE!

Your home is almost ready. We contact you to confirm the date, time and location of closing.

  1. PEACE OF MIND

You meet with a Customer Service team representative to get acquainted with your new home warranty program and our service process. Our commitment to your satisfaction does not end at closing; service is always just a call away.

  1. ALMOST THERE

We walk through your home with you before closing, and demonstrate its features and amenities. Together, we identify a list of any items that need to be addressed prior to closing.

  1. ONE LAST LOOK

We walk through your new home with you one last time just prior to closing to demonstrate that the home is ready for you to take ownership.

  1. IT’S HERE!

It’s closing day! We transfer ownership of the home to you and you get the keys to your dream home–personalized with all your choices.

  1. ONE LAST TASK

Enjoy your new home for years to come! Take comfort in knowing your home is warranted and our Customer Service team is here for you and your family.
